I was about to leave work, contacted the seller on the way to the subway, talked
her down to $30 and we picked it up that night. <span style="mso-spacerun: yes;"> </span>Although with time, my love for it tapered, as
I thought it was a bit too ornate. But it was the perfect size for the <a href="http://brooklyndiydesigns.blogspot.com/2014/03/the-officelibrary_24.html" target="_blank">room</a> and
the husband actually told me he still really liked it a lot.</span></div>

reinforcing in the structure; one of the wood supports on one arm was broken

on oil-based paint from Rustoleum in glossy grey. <span style="mso-spacerun: yes;"> </span>I only had a small sample can on hand, it was
barely enough to cover the loveseat in one coat; a second coat would give it a
complete coverage. But I decided on not getting more paint because I liked the
imperfect finish, letting some of the old cream paint showing through, highlighting
the details a bit and giving the chair character.</span><br />

it was bouncy but very hard and heavy. I didn’t want to tackle sewing the
cushions since they were a unique shape, which with my sewing skills would
take me a while to do! I even considered bringing it to the local dry cleaner
that also do clothe adjustments to see if they were willing to sew them for me</span><span style="color: #676767; font-family: "Trebuchet MS","sans-serif"; mso-fareast-font-family: "Times New Roman";">.<span style="mso-spacerun: yes;"> </span><span style="mso-spacerun: yes;"> </span>BTW, if I had gone the detachable cushion way, I would
have just made it into one long cushion and not two. Anyway, so we decided on 4-inch foam for the seat and
2-inch foam for the back. <span style="mso-spacerun: yes;"> </span>We kept the
existing foam on the arms but replaced all the batting. </span></div>

this velvet-like grey fabric with a bit of sheen from the local fabric store

yards. <span style="mso-spacerun: yes;"> </span>I also didn’t want to take out
the machine to sew the cording, so I just got some beige cording from the store
also.<span style="mso-spacerun: yes;"> </span>We got 10 yards at about
$1.30/yard.<span style="mso-spacerun: yes;"> </span>We should have gotten 11
yards, as we were a bit short; so a small portion of the back still is without
cording…hopefully I will remember the next time I am there…probably not. </span></div>

<span style="font-family: inherit;">I don’t remember if we went to Lowe’s or HD for the molding
because we checked both and it was one of those late night trips that eventually
blur into one. <span style="mso-spacerun: yes;"> </span>We wanted molding to resemble
the French mirrors, with rounded cut. <span style="mso-spacerun: yes;"> </span>The one we got was about 1.5" wide. <span style="color: red;"> </span>I also got a wood onlay to go on top.

top, so I decided to do two tiers to mimic the shape. The hubby used the miter
saw to do 45 degree cuts to the pieces, for a clean look. </span><br />

<span style="font-family: inherit;">We decided to use wood glue to hold the wood onlay instead
of nailing it in after seeing how delicate it was (just have to hold it in
place about a minute for the glue to set enough).</span><br />

<span style="font-family: inherit;">It would make more sense for me to paint the molding pieces
first before putting them up but I was too impatient.<span style="mso-spacerun: yes;"> </span>It would also make sense to mark the shape
and put on the chalkboard paint first. But again, I was too impatient and just
wanted to see how it would look!<span style="mso-spacerun: yes;"> </span>I,
however, did run outside in 30 degrees weather to spray paint the inlay on our
porch at 10pm in my pj, hoping the neighbor would not see me.<span style="mso-spacerun: yes;"> </span>I just had to do it; it would be a pain to get
paint into those nooks once it was up.<span style="mso-spacerun: yes;"> </span>So I
sprayed in semi-darkness, ran inside to help the husband, then ran outside 30
minutes later hoping the paint was dry enough, which it was…kinda…good enough. </span><br />
<br />
<span style="font-family: inherit;">For the frame, I did two coats. First coat with a metallic paint left over from the bedroom stenciling and the final coat with gold leaf paint since it would take too much gold leaf paint alone to cover the frame. </span></div>

<span style="font-family: inherit;">Even though the wall was smooth, I did a quick sanding just to
make sure, then I rolled on the first coat and used an angled brush along the
frame.<span style="mso-spacerun: yes;"> </span>The next night, I did another
coat. </span><span style="font-family: inherit;">I should have sanded between coats for a smoother finish,
but I did sand after the second coat was dry. Any white spots, I touched up
with a brush. <span style="mso-spacerun: yes;"> </span>Chalkboard paint is very
much like regular latex paint so the patches blended in nicely when dry. </span><br />

<span style="font-family: inherit;">After a few days, I conditioned it by rubbing chalk all over
the board, and then I cleaned it with a damp piece of old t-shirt.<span style="mso-spacerun: yes;"> </span>I still use the old t-shirt piece as an eraser, I read the
store bought chalkboard erasers are not actually good for the chalkboard. </span></div>
<span style="font-family: inherit;">Originally, I thought the chalkboard would be used as a
place for me to scribble down my design layouts; but since we decided to put
the loveseat against the window, it would be hard for me to reach there frequently. So
I decided to do a calendar on there instead. I left a piece at the bottom for some
scribbling, if the mood strikes. </span><br />

It got me thinking of how much I like seeing the design process when I visit blogs, but yet in my own home, I was uncomfortable showing people the unfinished rooms and especially more so taking photos of them for the blog. Stupid I know, blame the perfectionist in me, that only thinks a room is photo-ready when it’s 100 percent done (at least for the time being anyway). <br />
Well, what does this mean? It means I have a lot of rooms to show you, now that I am not waiting for it to be 100 % done!

Today, we will start with the office, since it’s our most recent project and it’s 90 percent done (meaning it’s basically done but the perfectionist did not want to show the room until more books and accessories are in place and also until the crab apple tree outside the windows blossoms (silly I know)). <br />

So, being a two-family house, each unit had two bedrooms at the back, one larger than the other. When we converted the house into a one-family, we took the whole living area on the second floor and turned that into a master suite and kept the back bedrooms. For now, the larger bedroom on the second floor is designated as the guestroom and the smaller room as the office/library. Until now, the smaller room was used as a storage area. It was my shame area, which the hubby was always so willing to point out to guests to show my hoarding habit! <br />

I had the room painted a beautiful light shade of green (which I still like) two years ago; however, after some thoughts, I decided on a neutral palette for the room, so that the colors of the books would shine instead. So we repainted it in white. <br />

Now onto the bookcases, I am one of those people that dream of having a wall of bookcases (heck, a whole room if it’s possible!) and also a library ladder. But this is a small room (approximately 12' by 9'), so the husband "convinced" me that the library ladder would not work (I knew it would not work but I kept talking about it so much that it got him nervous, haha!). The bookcases would have to be pretty shallow (11 inches ) since I didn’t want to block the window and the closet. <br />

After much consideration and a design change midway, we ended up with Billy bookcases, which we customized. I didn’t want it to be all open shelves because I know we don’t have that many books and also I wanted the office part too, as in storage for paperwork and documents. For the bottom shelves, I put KASSETT boxes and magazine files from IKEA. I wanted to add some interest, so I put doors to create a cabinet in the middle. I wanted glass doors but also wanted the storage to be hidden, so I used spray paints to give them an antiqued mirror finish. I think they add sparkles to the room. I should note that I wanted this room to have a Parisian feel (ahh Paris, see you again in May!).<br />

The most tedious part of the room probably was the reupholstering of the loveseat, which I got for $30 a couple of years ago and it had been sitting in that room, buried under all the other stuff, waiting for its day to shine ever since. <br />

Given that it is very ornate, I decided to bring it to the 21st century a bit by painting it in glossy grey and then reupholstered in a soft, almost velvet-like grey fabric with cream cording.
I wanted floor to ceiling curtains, with ceiling height of about 9.5 feet, I knew I would most likely have to make my own, I decided to add a hint of color to the white/grey/black theme with a bit of blushing pink in the curtains. In certain lights, they almost look cream. I LOVE this fabric, it kinda like silk but heavier and it has simple damask embroidery pattern. I bought the fabric a while ago just because I couldn’t resist and for $5/yard, yes please! I do stuff like that a lot, buying things without a known reason for them, but this time the hubby didn’t refuse because well, it was cheap.

I wanted to imitate a pier mirror between the windows, so we created one with some moulding. It would be expensive to have glass cut to the frame so I decided to paint it with chalkboard paint. I now use it as a place to write my monthly calendar. I haven't used chalk in years! so it was fun, i drew the calendar one late night so please excuse if it's not the best! <br />

The glass table is an inexpensive eBay purchase a while back, and yes, I didn’t really know where I would put it neither but I have always wanted a pretty table like it!
The rug is Safavieh, bought from Overstock. The pattern reminds me of that on the curtains. It’s an outdoor/indoor rug.

We will be heading to Holland beginning of May for tulips (including Paris and Belgium)! I have been reading the bloom reports. While we had a frigid winter, it was very mild in the Netherlands this year, so early blooming, ahhhh, I hope they will still be there when I am there!

<span style="font-family: Calibri;">I have been MIA I know.<span style="mso-spacerun: yes;"> </span>We took a much needed vacation to Provence, France and Geneva Lake, Switzerland in the beginning of July.<span style="mso-spacerun: yes;"> </span>It was a great trip; Provence was soooo scenic and the best smelling place ever!<span style="mso-spacerun: yes;"> </span>Imagine driving along country roads with fields of lavender, sunflowers, wheats on both sides.<span style="mso-spacerun: yes;"> </span>The air smelled like a mixed of sun-baked lavender, herbs and wheats…just yummy!<span style="mso-spacerun: yes;"> </span><br />Geneva lake was also very pretty, we stayed in a small town among the vineyards along the lake and took a day trip to a glacier.<span style="mso-spacerun: yes;"> </span>I’ll write a post on the trip when I get a chance. (But if you love nature and photography, Provence is a must!<span style="mso-spacerun: yes;"> </span>It’s definitely one of my dream places to live, so far the list includes Paris and Tuscany)</span></div>

<span style="font-family: Calibri;">Our shower stall is BIG, so to keep the costs down, we used white subway tiles (which we bought A LOT of in the beginning of the renovation when they were on sale) with some mosaic tiles of glass and marble.<span style="mso-spacerun: yes;"> </span>The mosaic tiles add just the right amount of sparkles to make it special. They represent water running down.<span style="mso-spacerun: yes;"> </span>For the floor of the shower, we also picked a mosaic of glass and marbles but in rounds to represent the bubbles/stones (of a river bed) when water hits the floor ( we worked a concept while tile hunting </span><span style="font-family: Wingdings; mso-ascii-font-family: Calibri; mso-char-type: symbol; mso-hansi-font-family: Calibri; mso-symbol-font-family: Wingdings;"><span style="mso-char-type: symbol; mso-symbol-font-family: Wingdings;">J</span></span><span style="font-family: Calibri;">). <span style="mso-spacerun: yes;"> </span>The little circles really have been great to provide the right amount of friction (no slippery floor here!).<span style="mso-spacerun: yes;"> </span>I will write a post on water-proofing and tiling a shower floor in another post.<span style="mso-spacerun: yes;"> </span></span><br />

<span style="font-family: Calibri;">Oh I forgot to tell you about the shower door. <span style="mso-spacerun: yes;"> </span>I wanted floor-to-ceiling frameless glass with as little of the metal structure as possible but wowww, are they expensive!<span style="mso-spacerun: yes;"> </span>So internet to the rescue! After much searching, we ended up getting one from Overstock.com.<span style="mso-spacerun: yes;"> </span>The installation was pretty simple; HOWEVER, that thing is heavy!<span style="mso-spacerun: yes;"> </span>And with only the two of us, it took us the whole Sunday night to install. </span></div>

<span style="font-family: Calibri;">Onto my lovely tub! To me this is a big tub, it’s meant for two people after all. But with him being over 6 feet tall, he keeps saying we should have got a much bigger tub!<span style="mso-spacerun: yes;"> </span>I think it perfect and this corner of the bathroom gets beautiful sunlight in later afternoon. I would love to soak in a nice bubble bath with the sun in my face but hasn’t happened so far, since we are always busy during the day. </span><br />

<span style="font-family: Calibri;">We put some floating shelves for candles and some whimsical finds. I also mounted a couple of Staghorn ferns on wood rounds. I wonder if I should replace the ferns with a huge photo since I am a bit lazy at removing the ferns every week to give them a good soaking :) . But it will do for now, feel free to leave any suggestions.</span></div>

<span style="font-family: Calibri;">The chair is from a set of six (two of them are kinda like wing back chairs), I got them for steal on ebay for....10 bucks! for the whole set! they are really comfy! you will see them all around the house, redone in different fabric and paint. I just finished one for the laundry room with wheels added :)</span></div>

I am still trying to decorate their room whenever I get some free time.</span><span class="Apple-style-span" style="font-family: Calibri;"><span style="mso-spacerun: yes;"> </span></span><span class="Apple-style-span" style="font-family: Calibri;">It’s difficult because they have this huge wood king size bed with matching night stands that take up 70 percent of the room already</span><span class="Apple-style-span" style="font-family: Calibri;"><span style="mso-spacerun: yes;"> </span></span><span class="Apple-style-span" style="font-family: Calibri;">and then my dad built this shallow bookcase to put their TV on, let’s just say they have certain requirements with little room for me to work around.</span><span class="Apple-style-span" style="font-family: Calibri;"><span style="mso-spacerun: yes;"> </span></span></div>

<span style="font-family: Calibri;">The wall that the bed is against is empty, due to their fear of something will fall on their heads in the middle of the night.<span style="mso-spacerun: yes;"> </span>It would be a legitimate fear if we were living in an earthquake-prone zone, but not in NYC.<span style="mso-spacerun: yes;"> </span><span style="mso-spacerun: yes;"> </span>Still my mom refused to hang anything there and it was driving me crazy whenever I looked at the empty wall.<span style="mso-spacerun: yes;"> </span>A few weeks ago, I spotted these trio of mirrors in Target (turns out a lot of bloggers have them also, ahh bloggers and sunburst mirrors, we just can’t seem to say No); anyway, they were light (made out of some sort of plastic, I think?), so I finally convinced her to let me hang them over the bed. <span style="mso-spacerun: yes;"> </span>However, it just didn’t seem right; the bed was too big for the mirrors.<span style="mso-spacerun: yes;"> </span></span></div>

<span style="font-family: Calibri;">So, one bored afternoon at work got my mind wandering, I spotted some manila folders on the desk and the mind started plotting up ideas.<span style="mso-spacerun: yes;"> </span>I remembered seeing a tutorial on making sunburst mirror out of poster boards on <a href="http://www.thenester.com/2011/01/how-to-make-a-sunburst-mirror.html" target="_blank">theNester.com.</a> I also have not been able to get this sunburst mirror out of my mind, and the room in general, sooo gorgeous.</span></div>

<span style="font-family: Calibri;">-Use a pencil or chopsticks to curl the edge lightly in the direction of the petal. The curl helps to hide any imperfections in the cutting also.</span><br />

<span style="font-family: Calibri;">-I used hot glue due to its quick drying time. <span style="mso-spacerun: yes;"> </span>For the first four petals, I have the mirror facing down and glue from the back to make sure that I wasn’t blocking the hanging hook. For the rest of the petals I found it was easier to glue with the mirror facing me and just lift the mirror a bit to slide the petal under.<span style="mso-spacerun: yes;"> </span>That way I can see how the petal is lining up.</span></div>

<span style="font-family: Calibri;">-After I finished gluing together all the petals, I taped off the mirror (use nails or a sharp edge to trace off the excess tape) and whipped out my favorite gold spray from Rustoleum to give it a quick spray.<span style="mso-spacerun: yes;"> </span>The paint dried almost instantly on paper! <span class="Apple-style-span" style="font-family: Calibri;">So I decided to add some dimensions using an artist’s brush and some gold leaf paint.</span><span class="Apple-style-span" style="font-family: Calibri;"><span style="mso-spacerun: yes;"> </span></span><span class="Apple-style-span" style="font-family: Calibri;">The gold leaf paint is a bit darker than the spray paint which creates shadows and adds “antiqueness” (ha, I just googled and it’s actually is a word!).</span><span class="Apple-style-span" style="font-family: Calibri;"><span style="mso-spacerun: yes;"> </span></span><span class="Apple-style-span" style="font-family: Calibri;">I brushed the paint to the tips of the petals and a bit on the undersides of the curled edges, but for the most part it was just random, whatever looked good.</span></div>

My first taste at buying second-hand is a large french provincial mahogany dresser that i got from an antique dealer for around $250 (which is WAY more than what I am willing to pay today!). <br />
It sat there, moved around a few times (not far because it's damn heavy!), waiting for its day to shine. And after nearly two years, it's finally in its rightful place serving as a vanity for our bath.<br />

The dresser had a beautiful curvy top (which i am still wondering what can i do with it, too nice to throw away) that i wanted to copy onto the marble top (we decided on Carrara marble because I just LOVE it and it is not quite suitable for the kitchen...). The stone company we used told us to do a template for them. I tried drawing it free-hand but it was just too long and I couldn't get the symmetry just right. So I decided to use some of that engineering skills and drew it up in AutoCAD, that way I could make sure the dimensions were exact. <br />

The sinks are also one of those first purchases for the house, I might have bought them while we were still looking for a house! They sat in my parents' attic for two years, I even forgot how they really looked like, all I remembered was that I LOVED them when they arrived. The design in each sink was hand painted so there are variations.<br />

So once we were done, the DH decided to clean it with Windex and what do you know!? the patina I thought the wood had was just DIRT! YEARS AND YEARS of dirt. The vanity is soooo much lighter now, it no longer look reddish brown but a reddish orange. I like it because it matches the flowers in the sinks more.<br />
<br />
Afterwards...which was like a few weeks later ( I told you we are slow on this project), I finally came around to buff it with <i>Restor-a-Finish</i> in Mahogany.<br />

We paired it with an antique (dresser?) mirror, which is a bit over-the-top but I like how it contrasts to the subdue tones and clean lines of the rest of the bathroom, which I will reveal soon :) . And look at the shell design, it was meant for a bathroom!</div>

As you can see the stain was faded and dull and there was chipping. I gave it a light sanding before adding the new stain. I had Cabot stains on hand from staining the doors, so i mixed Red Mahogany and Brown Walnut together to get a reddish brown. <br />

I wanted to add some pazazz to it, so i decided to use gold leaf paint and highlight some of the details.<br />
For the surface I taped off to get clean lines but for the legs and drawer fronts, i just a drew free hand.<br />

I paired it with the bamboo chair that I upholstered in the same faux leather as the coffee table. I love how the curves on the legs mimic the ones on the desk's legs. Of course only I appreciate this, i pointed the similarity out to the hubby and got the "whatever you said, honey" look. </div>

So i figured it would have to be a DIY, our current table is a DIY so why not this one. </span></div>

<span style="font-family: Calibri;">For bedrooms, whenever possible, I like to place the bed facing the doorway to make a good first impression when entering since the bed is the most prominent and probably beautiful piece in the room. <span style="mso-spacerun: yes;"> </span>I love the idea of a wallpapered focal wall but good quality wallpapers are expensive, plus we have never put on wallpaper, so I didn’t want to risk messing it up.<span style="mso-spacerun: yes;"> </span></span><br />
<span style="font-family: Calibri;">Came plan B – Stenciling. <span style="mso-spacerun: yes;"> </span>We have never stenciled neither (heck, everything about this house and experience is a first time for us!) but at least with stenciling we can just paint it over if we messed up.<span style="mso-spacerun: yes;"> </span>Also one big stencil costs less than $100 and I have the flexibility of choosing my own colors.<span style="mso-spacerun: yes;"> </span></span></div>

<span style="font-family: Calibri;">After some researching, </span><span style="font-family: Calibri;">I finally settled on a large Turkish inspired damask pattern called Jaipur Damask from Stencil Ease.<span style="mso-spacerun: yes;"> </span></span><br />
<span style="font-family: Calibri;">The base paint color is Classic Berry from Behr; i chose metallic gold and silver paints from Martha Stewart line (also at Home Depot) for the damask.</span><br />

I ended up using 1 can of silver and 1.5 cans of gold. </div>

Even though each corner of the stencil had a tiny triangle for you to align as you move, i used a level for the first column just to be sure and also once in a while for self checking. I used painter's tape and two small rollers (one for each color) and paper towels to blot off the excess paint. Make sure you dont have alot of paint on the roller for clearner lines and also faster trying time. The paint dried pretty fast, so i only had to wait less than a minute between each applications. </div>

I started from one end of the wall and move by columns. I did a rough measurement to see where did i want to begin the stencil. I wanted it to look like wallpaper so i needed the pattern to competely cover the wall. Hoever, it was too hard to bend the stencil over the molder (the tape would not stay put!), so after one try, I decided to leave the last row for last. </div>

<span style="font-family: inherit;">We are newlywed (well newish, anyway).<span style="mso-spacerun: yes;"> </span>When we started looking for a house two years ago (about same time we got engaged) we were very particular on what we wanted- house with character, decent backyard, garage and lots of light, near to public transportation for easy commute to Manhattan (since I work in the city) and in a nice (safe and with trees) neighborhood…. all within our limited budget.<span style="mso-spacerun: yes;"> </span>We decided since we were computer- savvy youngsters, we didn’t need an agent and will make do with online search engines such as Zillow.<span style="mso-spacerun: yes;"> </span>But after we went to a few open houses, a few agents tagged onto us and offered to show us some of their listings, without success of course.<span style="mso-spacerun: yes;"> </span>Many houses later, with a house taken from us by a cash offer<span style="mso-spacerun: yes;"> </span>within a few days before signing the contract, and an agent whom after hearing our must haves of backyard and garage, told us what we described was a house in a the suburbs!<span style="mso-spacerun: yes;"> </span>But WE PROVED her WRONG! All we needed were patience and imagination.<span style="mso-spacerun: yes;"> Our house i would say met 90% of our wish list. It is two blocks from Prospect Park/Botanical Gardens, on a tree-lined street, backyard AND front yard, detached two-car garage, walking distance to 7 subway lines (20 mins on train to work). I love that it has a front porch and balcony, HOWEVER, they do block light coming into the house, so although the front faces South, the house is not that bright. Also, since we had to do a gut renovation, we could not save any of the period details.</span></span></div>

<span style="font-family: inherit;">We actually looked at our house before, but after the house tour, we decided with the asking price and the amount of renovation needed, it was out of our price range.<span style="mso-spacerun: yes;"> </span>HOWEVER, faith had it, one late night searching, I somehow ended up clicking on the link for the house again, and saw…….the the asking price had been significantly lowered!!!!<span style="mso-spacerun: yes;"> </span>To a point where we could maybeee afford the gut renovation it needed!<span style="mso-spacerun: yes;"> </span>We quickly put in an offer and after our offer was accepted we thought the hard part was over.<span style="mso-spacerun: yes;"> </span>But it was half a year later until the keys were handed to us due to bank refusing our mortgage after they saw the state of the house and slowwwww sellers who needed weeks to complete every simple task! </span></div>

<span style="font-family: inherit;">Just imagine: garbage in the front and back yards, cracked windows, walls covered in mold, stains and peeling, collapsed and concaved floors, a basement full of JUNKS that took four.full.truck loads to empty out, the list went on. <span style="mso-spacerun: yes;"> </span>YUPP,<span style="mso-spacerun: yes;"> </span>we were no average first time home buyers (pat self on the back).<span style="mso-spacerun: yes;"> </span>Gotta give it to our parents for sticking behind us too, they were probably overwhelmed but kept it to themselves mostly. </span></div>
